Park Villa sits in a sunny position on the side of a steep, wooded valley looking down across gardens and a meadow to a mountain stream. It is surrounded by gardens - the one directly in front of the Villa is paved. The garden going up the hill is being landscaped.  It will be terraced and accessed up rustic steps.  The garden going down the hill is mainly laid to lawn with a BBQ area and steps down.  You do have to negotiate 2 steps to get to the BBQ and more to get to the lawn.  There is a bedroom downstairs, next to a cloakroom, but there are 2 steps to reach Park Villa's front door (with a handrail) and a few steps up and down to reach the back door. 

Well behaved dogs are welcome.  We ask that dogs (apart from guide dogs) are not allowed into the bedrooms or up the stairs.

There is no mobile signal available to guests at Park Villa but internet connectivity is available.

Web site - The web site has been designed to be clear and simple to use.  The reader can adjust the size of text using their own computer facilities.  The owners will produce large sized print text documents if needed - please call or e-mail.  Brail versions are not available.

Local towns

·         The nearest town, Newcastle Emlyn, is 4 miles away.

·         The local village, Capel Iwan, is 1 mile away.  This can be reached by climbing a steep road or by walking the footpath along the Mamog gorge.  It has no shops.

·         The mill is mid way between Carmarthen and Cardigan, about ½ hour drive in either direction.  They both offer a wide range of shops.

Public Transport

The mill is very remote and guests need to have their own transport to make the most of a holiday experience here. 

·         Buses run from Newcastle Emlyn to Carmarthen, where the nearest railway station is situated and National Express coaches run from the bus station. 

·         The local taxi service is Home James (01239 711 201). 

·         There is a bus service called Bwcabws which allows you to book a bus to pick you up from the mill and take you to Newcastle Emlyn.  see www.bwcabus.traveline-cymru.info

Shopmobility

·         Cardigan has a shopmobility scheme.  Call 07815 151341.

·         Carmarthen has a shopmobility scheme in the St Catherine's Walk shopping centre.  Call 01267 233699.  It is underneath the car park around the corner from the lifts.

Provisons

·         The nearest supermarket is CKs at Newcastle Emlyn.

·         Coop also has a small store in Newcastle Emlyn.  There is also a good butchers, bakers, a deli, an organic shop and a health food shop in the town. 

·         Tescos have stores at Cardigan and Carmarthen, about 1/2 hour away in each direction.

 Tesco on-line will deliver to the mill and a fish van calls on Wednesdays but no other delivery facilities are available.  Internet connection is available at the mill by arrangement. 

Arrival & Car Parking

The owners show the guests around their apartments on arrival.

-  The owners live just up the road at Godremamog Mill and make themselves available to answer any questions.  They can be called at no charge on the payphone in the hall.

 

- Park Villa has its own parking space directly across the road from the house.  The road is quiet and single tracked but it is on a steep hill.  People who have trouble walking can be dropped off directly at the gate to save them traversing the sloping road. 

- The car park is uneven in places and has a covering of stones.    

-   No charges are made for parking.

 

- Park Villa has outside lighting which reaches the Car park but some areas of the road are in shadow and a torch is always advisable.

- There is a slight slope up to the gate, which leads into a level, paved garden.

- There are 2 slate steps leading to the front door with sturdy hand rails either side but the steps are too wide to be able to use both rails at once.

-  The front door is protected from the rain by an open porch.

 

Layout

Park Villa has an entrance hall with a payphone, coat hooks and an umbrella stand where umbrellas and walking sticks are provided for guests to use.  On one side is the sitting room and on the other is the dining room which leads through an arch to the kitchen, then a cloakroom and finally a downstairs twin bedroom.  Stairs rise from the hallway to the 1st floor where there is a large bathroom with walk-in shower and separate bath, a side bedroom and 2 front bedrooms which can all be configured as twin or superking.  There is also a small seating area with views across the valley to the front.  Floor plans can be found on www.watermillretreat.co.uk/parkvilla.

·         There are no lifts or automatic doors.

.     Park Villa is all-electric, apart from the central heating, which is oil fired.  It has radiators in every room, a log-effect fire in the sitting room and a plinth fan heater in the kitchen.  Dimplex heaters can also be provided on request.

·         Walls are either white or cream with varnished pine woodwork in the hall, stairs and landing and white woodwork in other rooms.  The cloakroom and bathroom have faun tiles.

.      Most rooms on the ground floor and the bathroom upstairs have vinyl flooring with a slightly roughened finish to make them non-slip.  The bedrooms, stairs and landing have fairly low-lying carpet.

·         A rug is provided in the sitting room and door mats are provided at the front door.  The owners are happy to remove these if they cause problems.

.      Low energy light bulbs are fitted throughout for sustainability reasons, which give good light but can take a few seconds to become bright.  Emergency lighting is provided on the stairs and at the front and rear doors.

.     The front and rear doors are UPVC which open and close easily, although both must have their handles raised to lock them.  There is a thumb lock inside the doors.

.     Other doors are the original Victorian internal doors (80 cm wide), except for the ground floor bedroom and cloakroom which are narrow modern internal doors.  They all have a brass knob to open and close them.

  All beds are single divans with a medium mattress with a memory foam topper built in.  The ones in the bedrooms upstairs can be zip-linked to make them into very comfortable super-king beds.  Each bed is made up with a fitted sheet, a duvet in a duvet cover, a bed spread and 2 / 4 pillows in pillow slips.

Bathrooms

The bathroom is tiled in faun to 3 walls with the remaining wall painted white.  The suite is white, consisting of:

·         a bath with side handles and single taps.  The bath is approximately 54 cm high. 

·         a basin with mixer tap, standing approximately 80 cm high.

·         a toilet, approximately 44 cm from seat to floor.

.     a separate walk-in shower with hand set and overhead showers.  A grab-rail is fitted to the wall.

·         Taps are marked hot or cold. 

·         A non-slip bath mat is provided.

.     The room is large(3.07m x 2.73m) so there is lots of open floor space.

 

The cloakroom is tiled in faun.  The suite is white, consisting of:

 ·        a vanity unit.  The basin has a mixer tap with a lever marked hot and cold and stands approximately 80 cm high.

·         a toilet, approximately 44 cm from seat to floor.

.     it has been designed to be comfortable and functional but small.

Kitchen

The  fitted kitchen has cream doors and black worktops.  It is organised around three walls with an island unit extending out into the middle of the room.  It has:

·      A 1 1/2 bowl sink with mixer tap with a lever marked hot and cold.        

.      An electric cooker with ceramic electric hob, a lower oven and a separate upper oven which doubles as a grill

.      An under-counter fitted fridge and separate under-counter fitted freezer.

.      A dishwasher.

·         A microwave, kettle and toaster.

·         A plinth level fan heater.

·         An extractor cooker hood.

·         Crockery, cutlery, glasses, plastic garden plates and bowls and glasses, pots and pans, knives, utensils and cleaning materials are provided.

·         Most cupboards are at floor level but the glassware is kept in wall cupboards next to the sink.  Arrangements can be made for the contents to be moved to a lower level if necessary, though this will restrict the available cupboard space.

Phone

·         There is no mobile phone reception at Park Villa. 

·         A pay phone is provided in the hallway on a bench where guests can sit to make calls and change their shoes.

Keys

·         Guests are provided with a key to the front and back doors on arrival.  This may be placed in a key safe near the front door if guests arrive very late or the owners are unexpectedly unavailable. 

·         Additional keys are not normally provided. 

·         The doors can be left unlocked while guests are in the garden.

Laundry

·         There is a washer/drier in the kitchen.  A clothes horse and ironing facilities are provided.

Television/radio

·         There is a flat screen TV with freeview sky box and a blue-ray player. 

·         Each bedroom has a DAB radio clock alarm by the side of the bed. 

·         There is also a DAB radio in the dining room.

·         There is no induction loop.

Fire Escapes & Alarms

·         Park Villa is fitted with interlinked smoke alarms in the dining room, sitting room, hall and landing, and a heat alarm in the kitchen, which emit a piercing sound.

.     Emergency lighting is provided on the landing and stairs and the front and rear doors, which are the main fire escapes.  Guests can also exit through the window in the downstairs bedroom.

·         In the event of a fire, guests are requested to congregate in the car parking area.

Gardens

·      There are 3 gardens - one directly in front of the Villa, one going up the hill and one going down the hill.

.    The one directly in front of the villa is fully paved with a hot tub.  There is a circular picnic table seating 8.  There is also a metal bench under the sitting room window on a raised area under the shelter of the porch.  There are also lounger chairs available.  This garden is a particular sun trap throughout most of the year.

-    There are 2 steps in the paved garden going up to the rustic steps into the upper garden.  These are formed from tree trunks and have a handrail made from the woodland materials available at Park Villa.  The garden is being landscaped and will ahve terraces with dry-stone walling, paths, more steps and shrubs.

-    On the other side of the front garden are 2 slate steps down to the small old farm yard in front of the barn connected to the side of Park Villa.  The barn is only used for storage and is kept locked.  The original slates of the yard have been retained but they have been re-pointed to make them more even. 

-   Beyond the yard is a wide, level path running below the wall to the front garden (designed for BBQs) and along to the gate which marks the end of the gardens.  This path is graveled with some slate stones laid into it.  A rustic handrail made from the woodland materials available at Park Villa runs around this level path.

-   There are steps constructed from railway sleepers which run down from the path to a sloping lawned area.  The edges of this are fenced to keep dogs from running onto the road.

-   There is also a concrete path with shallow steps running around the side and rear of the barn to the rear door.  The bins are kept next to the rear door.

-    Behind the house is a very steep hill covered in broad-leafed woodland.  This is not accessible to guests, but there is a woodland trail at Godremamog Mill is just a few yards down the track opposite Park Villa.
